Property Management
The following services will be provided by Caroline Bergin Property Management Ltd
- Market Analysis and evaluating the rent ability of your property
- Obtaining references on prospective company’s and private tenants.
- Obtaining the Deposit, the exact amount to be agreed at the time of
drafting the Tenancy Agreement. It is then deposited to Landlords Bank Account. The deposit is kept for any damages or breakages to the Property, or any utility bills unpaid. When the Tenant agrees to leave the Property, a member of staff from Caroline Bergin Property Management Ltd will organise appointment with the Landlord to come and view the Property, if no problems exist the deposit will be refundable if the lease has not been broken before due date of renewal.
- The Landlord is requested to provide an Inventory list for the
Property on date of Tenancy. If The Landlord is unable to complete the Inventory list, you can instruct a member of Caroline Bergin Management Ltd to complete the Inventory on your behalf but we cannot be held responsible for any omissions or errors in completing the Inventory
- Arranging and preparing a Tenancy Agreement.
- The signing of the P.R.T.B form, all details of Tenants and Letting
Agent will be completed and then forwarded to the Landlord, where he will fill out his own personal details and send with a cheque to the P.R.T.B Board. It is the Landlords responsibility to complete the form and to send to P.R.T.B Board.
- Transfer of Utility bills: On the commencing of any Tenancy,
Caroline Bergin Property Management Ltd will take meter readings of the gas and esb meter readings, we will arrange the transfer for all such utilities to be transferred into the Tenants name at the commencement of the Tenancy and back in to the Landlords name at the end of the term or to another Tenant whichever is appropriate.
- If the Tenancy is terminated by the Tenant before the lease is
completed, the deposit is non refundable to them. Caroline Bergin Property Management Ltd will advertise your property and find you a new tenant at no extra charge within that year through the full Property Management Service.
- For a let only service the landlord will be charged once again to
find a Tenant.
- The rent will be due on the date of the month the Tenant moved into
the Property. For the first 3 months the rent will be collected and spot checks will be done. After the 3 month period the Tenant will receive a lodgement book and will deposit the rent to a rent account, once this has been received, all monies will be transferred to the Landlord by on-line banking. We will make three (3) inspections each year of the Property after the initial 3 month period, as part of our Management Service. It must be understood that these inspections can only provide a superficial examination of the Property and are not intended to be either a structural survey or Inventory Check.

Bergin Property Management Ltd cannot be held responsible for any hidden or latent defects that arise.
- The Tenant will have no contact with the Landlord; all
correspondence must be dealt with Caroline Bergin Property Management Ltd. The Tenant can reach us at any time with any emergencies or problems. We employ local tradesmen, services and suppliers and only use companies that provide the very best quality workmanship and price on behalf of our clients. If any work is completed on the Property, we will receive an Invoice and the fee will be deducted from the rent. We also charge no fee on organising repairs on the Property.
